With very strict policies in place for renewing leases, my experience with the residents is that each resident's lease renewal should be handled case-by-case, as each resident had different personal circumstances. In order to maintain 100% occupancy, it is necessary to work on retaining exisiting customers. I've seen residents move out of our community because of high increases on rentals, resulting in losing significant revenue when the apartment remained vacant for several months thereafter. Proving that if we negotiated a smaller increase on rent, we would have had larger retention numbers, while still increasing our revenue, instead of losing revenue.
