Coldwell Banker was founded in 1906 after an earthquake and fire destroyed a significant portion of San Francisco. Colbert Coldwell formed a partnership with Arthur Banker and officially named the company Coldwell Banker in 1914. Coldwell Banker was primarily focused on commercial real estate initially. In 1925, the first real estate office focused on residential properties opened in San Francisco. A full service residential real estate department was developed in 1937.

Coldwell Banker was located nationwide by the 1990s. Later, the company expanded to Puerto Rico and Canada. In 1993, the company was purchased from Sears by the Fremont Group. Later, HFS Incorporated, a franchisor of hotels and residential real estate brokers, acquired Coldwell Banker. In 1997, HFS merged with CUC International to form Cendant Corporation. Coldwell Banker later launched a website for upscale properties in 2005.

Cendant spun off their real estate division in 2005 along with three other divisions: hotel, car rental and hospitality services. By 2006, Coldwell Banker became a part of Realogy. Corcoran Real Estate, Sotheby’s International Realty, Better Homes and Gardens Real Estate, Century 21 Real Estate and ERA Real Estate were also a part of Realogy. These companies combined to participate in one of every four real estate deals in the United States. Coldwell Banker celebrated its 100th anniversary under the leadership of Jim Gillespie. The company is currently headquartered in Parsippany, New Jersey, and has offices in 46 different countries. In total, there are more than 600 Coldwell Banker offices outside of the United States.
