1.8Run far away! This is a small company that owns several apartment complexes around the Lynchburg, Virginia area. Where to begin. I experienced bigotry, stupidity, lunacy, and the poorest management I have experienced to date. The owner is not so bright and micromanages everything. He has a female "friend" as his President who has no idea what she is doing. She yells and screams to get attention and is one of the worst managers I have ever met. She says her background is in call centers and this makes her focus SOLELY on reviewing phone calls, leaving Leasing Agents terrified to answer calls for fear she is listening in. She runs the company like a school teacher, basically giving demerits for slight infractions, making employees hate their jobs and creating extremely high turnover. If anyone is hired who has some skill and knowledge she immediately jumps into action sabotaging them in any and every way possible so that she can never be outshined. Which is an easy thing to do since she is very poor at her job. They use outdated software and most of the properties are run down and poorly maintained. I watched the Owner and President spend hours on end debating and creating a "plan" to deal with minor issues that frankly should have had procedures already in place to handle. Their new properties look great and have a lot of amenities, however construction is done on the cheap using illegal labor. In property management giving an upset resident a small victory like waiving a late fee can win you a customer for life. Additionally that customer will help your bottom line through word of mouth. The President was unwilling to waive even the most minor fees which ultimately led to poor reviews, residents who were unwilling to renew, and residents spreading poor word of mouth. They had zero property maintenance schedules in place and the maintenance crews spent most of their time debating with management on how to do things rather than getting the job done.
