Overview:

The Executive Vice President of Property Management plays a pivotal role in providing strategic and operational leadership across the company's extensive real estate portfolio. Reporting directly to the Chief Administrative Officer, this position is integral to the Executive Leadership Team.

The role is responsible for overseeing administrative, management, and financial operations with a strong emphasis on driving profitability and ensuring sustainable growth, while also leading the industry in resident experience/satisfaction and employee engagement. Key responsibilities include fostering a positive organizational culture, driving superior performance in multi-family property management, achieving growth targets, and prioritizing investor interests. Responsibilities:

• Leadership and Team Development: Lead, mentor, and motivate a diverse team of professionals spanning Regional Vice Presidents, Assistant Vice Presidents, Regional Managers, Facility Managers, Community Managers, and support staff. Cultivate a culture of excellence and collaboration.

• Strategic Planning and Execution: Develop and execute strategic plans aligned with company objectives, ensuring effective implementation and measurement of success. Collaborate closely with cross-functional teams to support holistic business goals, particularly in areas of development, construction, and property lease-up.

• Financial Management: Collaborate with Asset Management to monitor, evaluate, and optimize property performance in alignment with ownership/investment objectives. Develop and implement cash management strategies to ensure positive operational cash flow and meet revenue targets.

• Performance Monitoring and Improvement: Establish mechanisms for proactive identification of performance trends, implementing corrective measures where necessary. Regularly report on progress and initiatives to stakeholders, including Board of Directors.

• Employee Engagement and Development: Design and implement programs to enhance employee engagement, recognition, and alignment with company values. Collaborate with training departments to develop property management training and education programs.

• Policy and Procedure Development: Develop and implement policies and procedures to support overarching business objectives, ensuring compliance with relevant federal, state, and local regulations.

• Budgeting and Profitability: Develop, implement, and manage annual operating budgets and profitability plans across the portfolio. Monitor and adjust as necessary to ensure financial objectives are met.

• Stakeholder Relations: Foster positive relationships with federal, state, and local housing agencies, as well as joint venture partners. Ensure compliance with all regulatory requirements.

• Procurement and Resident Satisfaction: Oversee the development and implementation of company-wide procurement practices and resident satisfaction programs to enhance operational efficiency and tenant experience.

• Professional Representation: Serve as a professional representative of the company at industry conferences, events, and internal management conferences.

• Project Management: Manage assigned property management-related projects, ensuring timely execution and delivery.


Requirements:

• Proven leadership experience in property management or a related field.

• Strong understanding of financial management and budgeting.

• Excellent communication and interpersonal skills.

• Ability to navigate complex regulatory environments.

• Strategic thinker with a track record of executing on business objectives.


Education:

• Bachelor's degree in Business Administration, Real Estate, or a related field (advanced degree preferred).

• Relevant certifications such as Certified Property Manager (CPM) may be advantageous.


Experience:

• Minimum of fifteen plus (15+) years of progressive experience in the property management industry, demonstrating successful leadership overseeing multiple regional managers and properties.

• Past 4-7+ years spent in a senior-most property executive role, reporting directly to ownership/investors, or in a secondary role supporting the head of management with indirect interface and accountability to ownership/investors.

• Preferred experience includes working for a privately held, for-profit affordable housing owner/manager or fee management firm with a significant presence in affordable housing. Candidate should possess a strong command of state and Federal affordable housing finance programs, compliance regulations, and a comprehensive understanding of the technical, political, and social dynamics of the industry and its resident base.

• Demonstrated ability to effectively communicate (written, verbal, and financial reports) on a monthly, quarterly, and annual basis to both internal and external sophisticated equity and debt partners. This includes explaining and taking personal accountability for past and future tactical property plans, along with corresponding performance outcomes.

• Desire or proven experience in holding an executive management position with the ability to advise the Board of Directors, President, CAO, CFO, Executive Vice Presidents, and other stakeholders, even amidst differing opinions and constructive criticism.

• Proven leadership skills evidenced by successful recruitment and retention rates for property management staff, as well as the ability to discuss and implement training programs/initiatives. The candidate should demonstrate a loyal following among key middle managers.

• Extensive supervisory and management experience, particularly in support functions such as compliance, leasing, marketing/PR, facilities maintenance/engineering reporting, and property accounting.

• Expertise in property management, with a demonstrated ability to effectively manage and optimize property performance.
