"Senior leadership focused on efficiency rather than sales, and did not understand that buying and financing real estate involves emotional decisions. This lead to company failure."

What suggestions do you have for management?

"Focus on sales and use mortgage programs to insure sales success. Payment often drive sales, and in a more fixed rate, fully qualified world, focusing on offering lower payments is often the most effective sales strategy."

"You only have a captive audience to work with, you loose a lot of contacts only havein one customer, Centex Homes."
